Two GLS parcels, one mega-project — and a proven neighbourhood
Chuan Grove Residences is not an en bloc redevelopment — it is a Government Land Sale (GLS) project, assembled from two adjacent parcels at Chuan Grove, off Lorong Chuan, in District 19 (Serangoon planning area). The first parcel, tendered in July 2025, was the first GLS residential site released in Lorong Chuan in nearly 16 years; it drew seven bids and went to a joint venture between Sing Holdings Residential and Sunway Developments at S$703.6 million (S$1,376 psf per plot ratio), enough for about 555 homes. The same JV took the second, slightly smaller parcel in September 2025 at S$623.9 million (S$1,331 psf ppr), good for roughly 505 more. Across both sites the average land rate works out to about S$1,354 psf ppr.
With both parcels in hand, the developers have signalled plans — subject to regulatory approval — to amalgamate them into a single estate of about 1,055 units in blocks of up to roughly 27 storeys, on a combined site of about 30,346 sq m. That scale matters: it supports full condominium facilities (lap pool, gym, clubhouse, landscaped decks) that a smaller Lorong Chuan plot could not.
The Chuan Park precedent — and why 2026 is different
Buyers know this neighbourhood works. When The Chuan Park — the 916-unit Kingsford/MCC redevelopment next door — launched on 10 November 2024, its preview drew some 5,000 visitors on day one and it sold 696 units (76%) on its launch weekend at an average of S$2,579 psf, making it 2024's top-selling launch by volume. As at mid-2026 it is about 92% sold at an average closer to S$2,596 psf. That was the first major private launch in Lorong Chuan in about 14 years (the previous one was The Scala, in 2010).
Chuan Grove inherits that proven catchment — HDB upgraders from Serangoon, Hougang, Sengkang and Punggol, plus families holding out for a walk-to-MRT address — but it launches into a busier 2026 pipeline of more than 9,000 new homes. Analysts therefore expect disciplined, Chuan Park-referenced pricing rather than a scarcity premium. Also worth noting: some websites wrongly describe Chuan Grove Residences as the Chuan Park redevelopment by Kingsford/MCC, and quote it stale or inflated psf ranges.
