Is 2026 a good time to buy property in Singapore?

As at 22 August 2026, conditions favour prepared buyers: three-month compounded SORA is 1.12%, a multi-year low, with floating packages from 1.32% and the lowest published fixed rate at 1.40%. HDB resale prices have dipped for two consecutive quarters, private prices rose a modest 0.5% in Q2 2026, and around 20 new launches give buyers unusually wide choice. What is the ABSD rate in 2026?

ABSD rates as at 2 September 2026, unchanged since 27 April 2023: Singapore Citizens pay 0% on their first property, 20% on the second and 30% on the third; Permanent Residents pay 5%, 30% and 35%; foreigners pay 60%; entities pay 65%.

EC vs condo — which suits HDB upgraders?

An executive condominium suits HDB upgraders who meet the eligibility rules: a family nucleus with at least one Singapore Citizen, no private property owned or sold in the past 30 months, and a household income ceiling of S$16,000 — raised to S$18,000 for ECs on land parcels whose tenders close on or after 24 August 2026. Every EC selling or previewing now sits under the S$16,000 ceiling. Parcels tendered from 8 May 2026 also carry a 10-year MOP, 15-year privatisation, no deferred payment scheme and a 90% first-timer quota; the current batch keeps the old five-year MOP and ten-year privatisation.

How do I upgrade from HDB to condo without paying ABSD?

Sell your HDB flat before buying, or claim ABSD remission as a married SC couple by selling your first property within six months of purchase or TOP.

When can I sell my HDB — what is MOP?

Most flats carry a 5-year MOP from key collection; Plus and Prime flats carry 10 years.

Do buyers pay agent commission for new launches?

No. Buyers pay zero agent commission when buying a new launch condo or EC from a developer — developers pay the agencies.
